As Colorado Real Estate Experts, our team consists of many different experts to market and keep your transaction on track for the most successful and stress free experience. Our team includes a licensed Listing Director, Administrative and Marketing Director, and Chief Operating Officer to ensure that someone will always be available to answer your questions. We have the ability to multitask in any situation. This gives our clients additional points of contact for added peace of mind. 

Meet with your REALTOR

To accurately value your home, we will review all comparable homes in your area to help you determine the best price and strategy. While utilizing our local ReColorado MLS system, we have the expert knowledge on currently active, pending sale, and sold properties. Our years of experience have given us the inside knowledge you need when selling your home. We will review these comparable homes with you to determine the best list price and other ideas to increase the value of your home. 

Review Your Listing Agreement

State Real Estate Law requires you and your broker to sign a listing agreement, outlining the sale of your home including but not limited to listing price, timeframe, any special stipulations, and your Kiker Team commission rate. This confidential information is kept within our real estate brokerage and reviewed by our team of compliance experts to ensure maximum accuracy. It is always a great idea to have a second set of eyes, in our case… we offer plenty of that. 

Measurements and Photography

As our duty to you, we offer a variety of resources from preferred vendors that our clients have previously used to stage, market, and assist us with the expert knowledge in selling your home. We only hire the best photographers and strive for superior marketing materials. The Kiker Team uses a professional photographer to take digital photos of your home to develop a virtual tour. Our virtual tour typically showcases 15 - 30 stunning photos, including interior and exterior. We advertise the virtual tour on our DenverMove.com website and the MLS system. Additionally, we will schedule and pay for the marketing of your home. Our Listing Director will be in contact with you to set up an appointment to obtain important details of your home. 

Marketing 

The day your home goes on the market in the regional MLS system for thousands of eyes to view, we will place one of our personalized Kiker Team signs in your yard or in a highly visible window for maximum exposure. Our unique real estate driven yard signs are highly recognized throughout the Colorado Market. You will be able to search for and share your home from many top real estate websites, including our Kiker Team website at www.DenverMove.com.


With your permission, we create individualized high quality color flyers or brochures for your home. Your Kiker Team member will place an exterior flyer box with these flyers on your property for local buyers to pick up as they desire. This is excellent marketing for your neighbors and visitors looking in your area. We track these flyers and will consistently update and replenish them as needed. 


Within our Keller Williams DTC office, over 400 real estate agents will instantly see our new listing alert at our Team Sales Meeting and internal online system. This helps us obtain maximum exposure in the event that they have a Buyer for your home. 


The Kiker Team uses a unique online system that allows us to advertise your listing to every real estate agent within the specific area of your home, along with a regional property blast. We also use a tool that will allow us to get in contact with any real estate agent that has a client looking for a home like yours, a process called Reverse Prospecting, which can only be utilized by a real estate agent with MLS access. 


We strive for the best exposure by utilizing social media as an additional tool to market your home. The Kiker Team Facebook and Instagram pages are a great tool for us to share listing information, colorful photos, and open house events around your home. 

Showings

When meeting with your Kiker Team agent, we will discuss the best times to show your home that suit your needs and the needs of any potential buyers. We use an online showing scheduler that will instantly approve or request a showing on your home, based on your preference. It is best to have an open showing schedule between 9 am and 8 pm, but we definitely understand that everyone has specific needs and requests. Real Estate Agents from all participating brokerages will be able to request a showing on your home. 

Negotiating the Offer

During this process excitement is abundant, and we will navigate you through the purchase agreement, dates and deadlines, and any special stipulations that a Buyer may propose to purchase your home. Typically, a 24 hour timeline is given to accept, propose a counter offer, or reject an offer. We always have your best interests in mind and will be in direct contact with you as soon as we receive the offer(s). 

Inspections and Appraisals

Once you and the Buyer come to an agreement on the purchase contract, the time for inspections, appraisals, and due diligence deadlines will start. The Buyer will typically hire a property inspector to review your home for a full condition report. If the Buyer’s loan terms require an appraisal or if it was requested in the purchase agreement, your home will be evaluated by a home appraiser. 

Closing on Your Home

When all terms and conditions are met for both parties your home will successfully close by the assigned title company. This is the final and most exciting step and it will be time for you to hand over the keys to the new homeowner.
